December had a lot more sales than the prior year for the same month. No real explanation or reason for that. But really, what the data this month shows, as I have said many times in prior write-ups, is that that data set is simply too small to glean anything from it. A couple big outlier properties that sold, either super expensive ones, or one very inexpensive one, or one sale that took forever to sell, could skew the data drastically. Going forward, I will be doing quarterly market snapshots, as the 3 months of data will be far more helpful to get an idea of what is happening in the market.
